It is in this environment that Arkitek M. Ghazali aims to make a difference. The firm has always made housing and system design its core competence, providing housing developers and contractors, skills and expertise ahead of the field, striving always to maximise value and minimise cost.
To date Arkitek M. Ghazali has built up a substantial portfolio of housing projects comprising more than 10,000 units all of which are in the affordable category and a significant portion of which are built using system construction methods.
Since 1998, the firm has successfully extended the application of these skills to educational buildings.
The firm’s current flagship project is a 160 acre university township in Mantin already operational and which will have a capacity of 18,000 students. This is in addition to a college in Melaka, schools and teachers’ quarters in Selangor, Kedah, Perak and Negeri Sembilan.
Working on these projects have been valuable experience, which continue to sharpen the firm’s specialised expertise in housing, system construction and education.
The year 2004 has seen the office move to bigger premises and a better location. A major computer and system upgrade is also underway, all with the aim of improving the firm’s ability to service its clients.
In 1993 he set up Arkitek M. Ghazali. This firm has thrived despite the hard times by focusing first on housing and system design then later in educational buildings. its biggest project to date is a 160 acre university township for 20,000 students in 160 acre, Negeri Sembilan which is about 80% completed and targeted to be fully completed in 2004.
A large portion of his time has been spent in developing innovative generic forms of housing. Arkitek M. Ghazali has successfully introduced to the market five storey point-block flats and high-rise Y-blocks that are both highly marketable and cost efficient.>p> The latest result from this continuing effort is Honeycomb Housing which is a radical change from conventional row housing.
Koh joined Arkitek M. Ghazali in 1997 to strengthen the firm's strength in documentation and project management. Since joining Koh has anchored the firm’s Tender Documentation and Contract Implementation practice and has successful implemented not only housing schemes, but a whole township to completion.

Yahya joined Arkitek M. Ghazali in 1993, but had previously worked with Mazlin Ghazali since 1990. In AMG he was involved in all its early projects from inception until the final accounts and he is well versed with all aspects of design contract documentation and project management.

PORTFOLIO HIGHLIGHTS
BANDAR UNIVERSITY IN MANTIN, NEGERI SEMBILAN.
The Bandar University has been AMG’s flagship project since 1999. It comprises an academic precinct for 18000 students surrounded by ample housing for all these students, staff and others, with recreational food and beverage, commercial and religious facilities. It is an ambitious privately funded project, and is immensely successful. AMG has been able to supply its skills and expertise in maximising value and minimising cost to meet the developers bold business model: funding the building of the academic facilities from the revenue generated from the sale of the apartments to the public as investment products with guaranteed returns.
80% of the project is almost complete. The first batch of students moved from the present facilities in Langkawi in October 2002. By January 2004 there will be 5,000 students. Full capacity is expected in 5 years.
STUDENT HOUSING FOR 5000 STUDENTS FOR UNIVERSITI INDUSTRY SELANGOR IN BERJUNTAI BISTARI
This design combined and finessed the layout and building concepts first applied in the Nusajaya and Mantin projects and won our client the tender for the Student and staff housing and facilities on a Build-Operate-Transfer Basis.
The concept of student apartments provided a clear value advantage over the traditional hostel layout. The conforming design allowed for 4 students per room. The firm’s alternative design allowed for 2 students per room but achieved this with a lower gross floor area.
The site plan, with hexagonal and pentagonal layout of blocks creating varied forms of courtyards, proved popular with the university officials.
Construction is underway and is expected to be completed in 2004.
MEDIUM COST AND LOW MEDIUM COST APARTMENT IN KAJANG.
In this project, the design has again departed from the industry standard, whereby the medium cost and low medium cost apartments, ( as required by the local authorities ) have been integrated into each block of 5 storey walk up flat. The medium cost units are placed on the lower floors and at the corners. The price structure does not fit the normal straightjacket but can be fine-tuned to meet buyer requirements.
These units have recently been successfully launched and are under construction.
100 UNITS TEACHERS QUARTERS AT LUKUT NEGERI SEMBILAN AND ANOTHER 100 UNITS AT HOSBA, KEDAH
Perumahan Institusi di SMK Hosba, Kubang Pasu, Kedah DarulamanThe 100 square meter teachers quarters in Lukut was designed and constructed by our clients ACP Bhd in competition with a dozen other Contractors with packages of the same size. Our clients not only completed their package much ahead of its competitors but was also evaluated by Kementerian Pendidikan as having attained the highest standard of finish.
In terms of design it exceeded Kementerian Pendidikan’s requirements by providing a family room in addition to the living and dining. This extra space was achieved by reducing circulation space without increasing the built up area.
This project won our client the “Best Industrial System Award” from CIDB in the year 2000.
The project at Hosba, Kedah is a follow through from this success.
Mazlin Ghazali is a Director of Darul PMC which is a Project Management Consultant registered with the Ministry of Finance. It is currently appointed to two big government projects – the Institute Latihan Perindustrian in Kepala Batas and a Fire Station in Cyberjaya. Both constitute prestigious fast track turnkey projects for which Darul PMC has both the technical and management expertise to excel in.
